Many clients ask us this question when they consider building a new home. It is something we advise for a few reasons.
First, a builder is a business owner, and his primary concern is his bottom line. This means that he and the onsite agent- understandably- are not looking out for what is best for you financially because it is in natural conflict with the company interests. As Realtors, we have a legal and ethical responsibility to protect your bottom line. Second, as part of protecting that bottom line, builder contracts are written in a way that protect builders.
