Do I need a Realtor if I am building a new home?
Posted by Danny Gallant on Tuesday, May 4th, 2010 at 1:49pm.Many clients ask us this question when they consider building a new home. It is something we advise for a few reasons.
First, a builder is a business owner, and his primary concern is his bottom line. This means that he and the onsite agent- understandably- are not looking out for what is best for you financially because it is in natural conflict with the company interests. As Realtors, we have a legal and ethical responsibility to protect your bottom line. Second, as part of protecting that bottom line, builder contracts are written in a way that protect builders. This means that if your house is not built up to your originally agreed specifications, you have to struggle with the builder yourself, taking time out of your day, or worse, hire legal representation to protect you when things have already gone awry. As Realtors, we are familiar with both Texas law and builder contracts. We stay inĀ regular contact with the builder and review progress to make sure your new home is being built as planned. Finally, if a dispute occurs, you have our experience to lean on- we have experience resolving issues with builders on behalf of our clients.
For these reasons and more, we suggest you use a Realtor for you new home purchase. Be sure to ensure your realtor is there with you on-site the first time you visit!
